The rapid rise of the gig economy and an ever-increasing range of disruptive technologies have led to a shift in the way companies think about their office space. The days of committing to long leases in out of town office parks are coming to an end. With many companies opting to take more a flexible approach instead.

This shift has led to the rapid rise of flexible workspace providers such as WeWork who offer fully equipped workspaces without having to commit to a lengthy lease. The concept has proved so popular that WeWork now offers workspace solutions in 110 cities and 29 countries around the world.

But is flexible office space right for your business? Jonathan Ratcliffe from Offices.co.uk takes a closer look at the serviced office market in the UK. Exploring how the market has evolved, identify the big players, and reviewing the pros and cons of this type of office space. This should help you make the right decision about how to optimise your space to suit your business goals.

The rapid rise of the gig economy and an ever-increasing range of disruptive technologies have led to a shift in the way companies think about their office space
Share on X

Realistically, in today’s world, if you’re working digitally, you can set up shop just about anywhere that has a stable Internet connection, including flexible workspaces. One of the major bonuses of co-working, flexible workplaces is the broadband connection. Unlike home broadband – for which you should always read broadband provider reviews before taking out a contract – you’re not stuck in 12-18 months’ worth of payments. Workspaces will have super-fast business broadband which you typically won’t have available at home.

The Workplace Revolution

Much of the early growth in the serviced office market was driven by the rise of the gig economy. The first providers pioneered flexible office space which allowed freelancers to move out of the coffee shop and work on projects in a more professional environment.

But the advent of cloud services, which allowed secure access to business-critical data from any location, allowed more conventional companies to rethink their working environment. To accommodate the change, serviced offices evolved from supporting 1-2 man teams to providing space for 100 or more on a single floor plate.

Some providers have expanded this concept further by developing the space as a service model.

The Move Towards Space as a Service

Just as the rapid take-up of cloud platforms brought about new services such as software as a service (SaaS). The serviced office market has evolved to provide more customer-centric services in addition to the standard deskspace model.

Today’s flexible office spaces are equipped with state-of-the-art telecommunication systems, high-speed internet access and virtual conference suites to better serve the needs of tech-savvy occupiers.

Some centers also provide a range of value-added services such as administrative support, IT support and mentorship programs which companies can tap into when they need it.

And much like cloud services, the space as a service model allows companies to scale and contract their space needs quickly. This is useful, not just for fast-growing start-ups, but also multinationals seeking to establish a presence in new markets quickly, or companies with a need to employ temporary project teams.

The space as a service model allows companies to scale and contract quickly.
How Companies Benefit from Flexible Workspaces

Flexible office space has proved popular with companies of all sizes. Here is a look at how different companies can benefit from the concept:

Multi-Nationals

The flexibility of the space as a service model has allowed companies to rethink what is normal. Previously companies seeking to establish an office in a new territory would have to commit to lengthy leases and spend tens of thousands fitting out space. This process is not only costly, but it also doesn’t provide any flexibility and it’s time-intensive.

By partnering with a flexible office provider, companies only pay for the space they need, when they need it. They also don’t have to spend money on office fit-outs or networking equipment because these are all provided by the landlord. And should the office headcount grow quickly, the company can expand quickly to accommodate new staff.

Small to Midsize Companies

Small to midsize companies often complain that they are not able to compete with larger companies due to the cost of implementing enterprise-grade software and communications systems. Software as a Service (SaaS) has made some business software more accessible but the problem of network provision and security still exists.

By using the space as a service model, SME’s can make use of the enterprise-grade networking and communication solutions provided by flexible office space providers. This should help level the playing field by giving them access to technologies such as telepresence, superfast broadband, high-speed WiFi and secure network access at a fraction of the cost.

Start-ups

Start-ups and flexible office spaces are natural bedfellows. Start-ups require low-cost operations, fast deployment and flexibility. While office providers can benefit from increased space requirements as the company grows.

Previously, start-ups would have to make do with low-cost accommodation until the business grew enough to support a dedicated office. Think about how many of today’s most popular companies started life in a garage? Hewlett Packard, Harley Davidson and Ikea to name but a few.

But today’s start-ups don’t need to struggle in the basement or garage. They can move straight into a fabulous well-equipped office from day one. This not only allows them to portray a more professional image, but it also gives them the freedom to grow quickly without having to worry about space.

Some flexible office space providers have tapped into this market by providing a range of value-added services such as business support, mentorship programs, marketing advice, and business growth workshops.

Some flexible office space providers have tapped into this market by providing a range of value-added services such as business support, mentorship programs, marketing advice, and business growth workshops
Share on X

New Ideas Create New Solutions

Innovation in the flexible office market is not limited to space providers either. Previously, companies seeking new office space would contact their local real estate agent. But this is not the best solution for finding flexible space. The easiest and most cost-effective way to find local serviced office space is to use a specialist website such as Offices.co.uk.

Websites such as ours allow you to search for facilities based on location, office size and services provided. Once you have found a shortlist of suitable properties you simply complete the contact form to arrange a viewing. This approach saves a lot of time compared to using a traditional agent while dramatically reducing fees.

Who are the Big Players and Innovators?

If you are seeking to benefit from serviced office space, it may help to know who the big players are in the market.

WeWork – one of the largest and fastest-growing flexible office space providers, WeWork now has facilities in 110 cities and 29 countries around the world. WeWork offices are often located in prime locations and come well equipped with the latest technology.

Spaces – as part of IWG, which includes serviced office giant Regus, Spaces offer flexible office space coworking space and meeting rooms in most major cities around the world. Spaces offices are best suited to global corporations seeking to develop new territories quickly.

The Office Group – provides a range of office space, coworking spaces and meeting rooms in key locations around the UK. They don’t currently have the reach of larger brands such as WeWork but are looking to expand rapidly following the 2018 buyout by Blackstone Group, the world’s largest real estate fund manager.

Bruntwood – based in the North West, Bruntwood have developed coworking and serviced office spaces in key cities including; Manchester, Birmingham, Leeds and Liverpool. They offer a range of workspace sizes from hotdesking to entire floor plates capable of housing 100 or more employees.

Innovation in the flexible office market is not limited to space providers either. Previously, companies seeking new office space would contact their local real estate agent. But this is not the best solution
Share on X

What’s Included and What’s Not

Most facilities provide a basic range of services as standard. These can vary depending on the location, but generally speaking the following facilities are included as part of the monthly rental fee:

Included Facilities

Office furniture
Fully equipped kitchen
Breakout room
IT and telecoms equipment
Access to meeting rooms
Utilities; electricity, water, heating
Business rates (most centers include business rates, but this can vary so always check with the center before committing to space.)
Included Services
Staffed reception desk
Office cleaning
Maintenance
Onsite security

Pay-as-you-go Services

Some facilities also offer a range of pay-as-you-go services. These cost extra but they typically provide good value because the cost is spread across multiple tenants.

Typical Pay-as-you-go Services Include:

Admin support
Secure storage
Gym access
Private parking
Presentation and conference space

Some facilities also offer a range of pay-as-you-go services.
The Pros of Flexible Workspace

1. Great networking opportunities: Working in a coworking space presents a great opportunity for entrepreneurs and freelancers to build new relationships and work on projects together.

2. Fully furnished office space: You don’t have to commit to spending thousands fitting out your office. Most centers are fitted out to a high standard which is great for both your employees and customers.

3. Access to the latest technology: Most flexible working spaces are equipped with the latest communications and network technology. Occupants benefit from access to superfast WiFi, high-speed broadband and telepresence technologies. The security of the network is also looked after by the skilled onsite IT staff.

4. Business support services: Some centers provide business support services including; administrative support, technical support, and even business growth support. Check with your local center to see what’s available.

5. Ability to grow quickly: The key benefit of flexible office space is the freedom to rightsize your space quickly. Fast-growing companies can increase space at short notice, while companies seeking to downsize can reduce space without any financial penalty.

The Cons of Flexible Workspace:

1. Lack of privacy: Working in a coworking space means sharing the space with other people, some of whom may be competitors. While you will have your own dedicated space, privacy can still be an issue.

2. Can get crowded: Coworking spaces in popular locations can get crowded during peak office hours. If you need peace to work effectively, we suggest choosing an office which is a little out of the way. This will also mean you benefit from lower rates.

3. Lack of branding: Most flexible office providers restrict branding for individual companies. The amount of branding allowed varies depending on the facility and the amount of space taken. So it’s a good idea to check what is possible before committing to space.

Conclusion

The serviced office market has changed significantly since the concept was launched in the 1960s. Today the market represents just 1.5% of available office space in major European capitals. But that number is expected to rise to around 10% over the coming years as larger companies start to realize the benefits of flexible office space.

Companies operating in fast-moving or cyclical industries such as the service, tech or creative sectors, will benefit from moving real estate off the balance sheet and housing staff in more flexible office space
Share on X

Despite the rapid growth rate, the flexible approach is not right for all companies. A law firm, for example, may prefer the privacy of its own office while some financial institutions may also prefer the stability that comes with occupying their own building.

But companies operating in fast-moving or cyclical industries such as the service, tech or creative sectors, will benefit from moving real estate off the balance sheet and housing staff in more flexible office space. Get in touch through Offices.co.uk to review the options for your business.

How the world’s most beloved scientist taught us about life, the universe, and everything.

I once met Professor Stephen Hawking as he was coming out of the elevator at the John Lewis store in Cambridge (UK – The original one), where we both lived at the time.

And although I’ll admit this might be far from the most interesting Stephen Hawking story out there, it’s still one of my favourites. Being in his presence was an incredible feeling. I felt ridiculously honoured to have bumped into him in this ordinary shop.

What made Stephen Hawking so special wasn’t just the fact he was a genius. He was, above all, a fantastic teacher
Share on X

Now, after his death, I feel much the same way about having had the honour of sharing the same time-space with him. In an age of fake news, President Trump and imminent Brexit, he was our steadfast voice of reason. Right to the end, he advocated for the things he felt passionate about, such as defending the National Health Service against the likes of Health Secretary Jeremy Hunt who – with a level of misguided arrogance I can’t begin to comprehend – actually chose to argue with him (with entirely predictable results).

And all this he achieved with wit, wisdom, and a wicked sense of humour, which endeared him to millions around the world. When combined with the inspiring way in which he defied an illness that should have killed him and transcended the disability which left him only able to move a few muscles on his face, he is indeed a formidably inspirational figure.

But what made Stephen Hawking so special wasn’t just the fact he was a genius. He was, above all, a fantastic teacher. Someone who found a common language for incredibly complex ideas, so we could all share the infinite wonders he saw in this universe of ours.

The world without Stephen Hawking feels like a much scarier place
Share on X

As I return to Dubai to cover the Global Education and Skills Forum, I find myself amazed all over again by the many stories of how teachers inspire and enable us to reach higher and become better people. Which is why I’m an enthusiastic supporter of the Varkey Foundation’s Global Teacher Prize, which recognizes their monumental contribution to society, so often underappreciated.

So it wasn’t really a surprise when I found this video of Professor Stephen Hawking, announcing the 2016 finalists of that prize and talking about how he, too, had been encouraged and nurtured by a teacher at a crucial point in his early life.

In an age dominated by megalomaniac leaders, the fact that arguably the smartest man in the world never took himself too seriously was enormously refreshing, and that world feels much emptier and scarier now that he’s no longer amongst us.

I remember when I went to watch the Monty Python comeback show in the O2 a few years ago, one of the sketches had Brian Cox popping up on the giant video screen on stage, ranting against the scientific inaccuracies of the Pythons’ “Galaxy Song” only to be run over by Hawking, who was then sucked up into the ether to sing out the rest of the song while surfing through a brilliantly animated universe. That is how many will remember him, and I don’t think he would have minded.

In an age dominated by megalomaniac leaders, the fact that arguably the smartest man in the world never took himself too seriously was refreshing
Share on X

A fan of cult comedy Sci-Fi series Red Dwarf, Hawking also graced several episodes of hit geeky TV show The Big Bang Theory and was the only guest to ever appear in Star Trek playing himself. Most people will also recall his appearance in The Simpsons, and an action figure of his incarnation from the show sat proudly on his Cambridge desk as he featured in John Oliver’s Last Week Tonight, in a segment aptly entitled “People Who Think Good”

This Tweet from a BBC reporter sums up that sense of humour beautifully, as he was certainly not adverse to playing a prank:

Hawking story was doing rounds at Newsnight. Producer left in room setting up for interview. Pulled out lead for light and Hawkins slumped forward in chair like disconnected something vital. Producer runs for help, returns to room to find Hawking chuckling. #RIPStephenHawking

— Jim Reed (@jim_reed) March 14, 2018

The world without Stephen Hawking feels like a much scarier place. You somehow felt that if aliens invaded or a meteor was hurtling inexorably towards earth, he’d be the one on speed-dial, the sort of person who could come up with a “42” type of answer to our troubles, like in Hitchhiker’s Guide to the Galaxy.

Yet that also feels a bit selfish, because he gave us so much, and maybe it was just time for him to go on a new adventure. So I will echo President Obama’s wish, and picture him, much like in the Monty Python song, happily gallivanting through the universe.

Dutch company BlueTea has partnered with Boeing to build an advanced simulated spaceflight training environment.

The power of immersive technologies to enhance learning is something we’ve covered a lot here on Tech Trends in the past, and we only really started to scratch the surface of what is possible there. “Learning by doing” is a powerful concept, which essentially boils down to the fact we remember things we’ve experienced first-hand much better than those we’ve merely read, watched or were told about.

Learning by doing is a powerful concept embodied by Virtual Reality
Share on X

It of course takes extensive (and very intensive) training for astronauts to learn how to handle any situations and potential emergencies that could arise in space. This is why it makes sense to leverage VR tech to practice and imprint correct responses to a variety of high-pressure scenarios that that they might encounter – which is exactly what BlueTea, a Dutch developer of modular 3D training simulations is doing.

BlueTea will work with Boeing to build a simulated training environment for Astronauts
Share on X

The company was contracted by Boeing to build a Virtual Reality system based on advanced Simulated Training technology and BlueTea’s own VirtualStudio software, so they can prepare Astronauts for the unique challenges of their spaceflight while their feed are still safely planted on planet Earth.

Their solutions support hands-on training with simulations and gamification. Adding gaming elements to the training tools increases the fun factor, leading to more efficient knowledge transfer. The user experience is more intense and users learn the process or procedure faster as a result.

“As a small Dutch based company with smart innovation power we’re going to help astronauts train in the most effective way, using Virtual Reality,” says BlueTea CEO Ruud Dullens.

The Limburg-based company claims that its location in the southernmost region of the Netherlands gives them something of a strategic advantage, since they’re “sandwiched between Germany and Belgium and no more than 90 minutes away from at least 5 international airports and 6 universities.”

Dutch companies often punch above their weight in terms of innovation
Share on X

It is interesting how Dutch companies often punch well above their weight in such innovative areas. In fact, this culture of innovation in the Netherlands was something that Tech Trends recently experienced as guests of the #HollandMobility press tour we joined last month.

Boeing will now be integrating the BlueTea software into its systems, coordinating between its Virtual Reality Lab in Philadelphia and the Starliner training systems in Houston. Boeing’s CST-100 Starliner is under development in collaboration with NASA’s Commercial Crew Program to transport humans to low-Earth orbit destinations like the International Space Station.

The point of the system is to provide astronauts with safe and cost-effective training
Share on X

“Ultimately, the point of the system is to provide astronauts with a safe and cost-effective training environment in the form of a fully virtual 3D cockpit,” explains Dullens, adding that in order to do that, “each and every component of the Starliner’s virtual cockpit, right down to the tiniest switch, must be digitally connected to the spacecraft’s physical simulator located in Houston. That way, astronauts can prepare for every possible scenario, both virtually and in the real world.”

The first phase of the project involves creating a 3D simulation of part of the cockpit and linking it to the hardware simulator using their in-house software package VirtualStudio. This is unique because its intelligent 3D models and training scenarios are completely separate, meaning that a training manager can come up with endless combinations of controls, tools and events. The second phase of the project involves developing a full 3D cockpit to communicate with the hardware simulator. From that point on, the astronauts in training can use the scenarios designed by their training manager in the VR lab to practice in a real-time and fully interactive environment, no matter where they are in the world or what medium they have available (PC, tablet, VR glasses or other devices).

Virtual training has proved to be an effective way of preparing for real-life practice. It is also an ideal training environment when a physical simulation would be too expensive or hazardous, concludes Dullens. And application such as these show how (particularly in this case) the sky really is the limit as far as applying immersive technologies to learning, training and simulation environments.

Augmented Reality can be serious, useful, and educational. But that doesn’t mean it can’t be a lot of FUN!

Augmented Reality Cards & VR Headset

It’s a good job I am a great big man-child as some of the most exciting advances in commercially available VR & AR are coming to market cunningly disguised as books and toys! So today I’m gleefully rummaging in the Tech Trends AR Toy Box for some STEM-based educational stuff as well something much more terrifying… The Educational option comes from ReTrak who are offering three Utopia 360° 4D+ Augmented and Virtual Reality kits for kids of 5+, The Space, Dinosaur and Animal Zoo 4D+ Bundles are literally amazing and I was blown away by the quality of the AR implementation and the educational content.

Now that was pretty enthusiastic, so let’s look a bit more closely at what impressed me so much. Each bundle includes a VR headset for your mobile phone, a set of AR cards, which activate the experiences. However the magic and, I imagine, the real work is in the Android and iOS apps you download to bring the science to life.

Bundles includes a VR headset for your mobile phone and AR cards to activate the experience
Share on X

You are probably familiar with image-activated AR by now, where you open the app on your phone or tablet, point the camera at the image and the augmented elements pop up, overlaid onto the real-world image you can see on your screen. This is the technique used by ReTrak, but it is better implemented than any such tech I have tried previously and the interactivity and content is nothing short of excellent.

The app interface offers several ways to interact with the AR. With the dinosaur, for example, you can make him roar, wave his head around, or walk forward. You can also read pop up fun facts on the creatures and even remove their flesh (not in a gruesome way, we’ll come to that later in our next product) and watch their animated skeleton prance around. You can also look at two dinosaurs side-by-side if you place the cards next to each other.

The coolest function by far, however, is “drive mode,” where you can make your dinosaur walk, swim or fly around the room using a handy little virtual joystick. This lets you point the camera away from the card and really enjoy the environment with your pet AR dinosaur. It is this mode that really makes the most of the screen capture function as you can take in-app photos of the creature standing on your friends lap of perched on their head, and share them on social media.

You can make your dinosaur roar, wave its head or walk around
Share on X

It’s all pure childish fun, and there is even a “flip 90 degrees” option so you can make the dinosaur climb the walls! Oh and of course, there is a swap camera mode so you can take a selfie with the monster. The VR headset offers a lot more equally detailed and info-packed content, but expands the AR/VR world to immerse you in a Jurassic environment, or deep space.

I was a dino nut as a child and these 4D+ Augmented & Virtual Reality Bundles combine the card collecting madness that every child (at least every man-child) goes through with the latest AR tech and solid educational content, so what’s wrong with them? The price? No, at around $30 (or £40 in the UK) the bundles are a real bargain, you just need to make sure your phone or tablet is a 2016/17 model and powerful enough to handle the AR & VR content.

Next in my AR Toy Box is an excellent interactive book from Carlton Publishing featuring my favourite film of all time, Alien. Boy this is a treat for a geek like me, an Alien: Augmented Reality Survival Manual. The book was produced in partnership with 20th Century Fox and is full of detailed content on the marines, the tech and the universe of the films, with lots of high quality images and production artwork, But the AR is the USP here, and it doesn’t disappoint.

A book like no other. An experience you’ll never forget. The Alien movie franchise has been shocking audiences for more than 35 years, and the series is set to continue into the future, which is where this book comes from.
This special interactive edition has been beamed back to us from the future reality witnessed in the movies. Alien: Augmented Reality Survival Manual was written for new recruits of the U.S. Colonial Marines to impart knowledge of identification and combat of Xenomorphs.

There are seven interactive AR experiences, Egg Hatching, Drop-ship Simulator, Face Hugger Autopsy, Chestburster Sim, Alien Queen Encounter, Weapons Training and Xenomorph Tracking. I was also pleased to find that throughout the book are scattered AR-activated film clips. This worked very well, but it would have been nice to fill the screen with the clip then exit out of the player and back into the AR interface, but that really is nit-picking.

I was blown away by the quality of the AR implementation and the educational content
Share on X

Now I have done a lot of AR demos, and can confidently say that these are some of the best out there. You get a real mix of experiences, the Chestburster alone is worth the money, social sharing gold, producing a saveable selfie-style video of you, just as the evil worm bursts out of your chest and slithers away. Excellent! The egg hatching is a predictable but fun shocker while the face hugger autopsy features an awesome finger-controlled laser scalpel dissection, and yes I was so involved I forgot why cutting up an Alien is a bad idea… The drop ship is also great and what freak wouldn’t enjoy trying out all the weapons? The Alien Queen and the Xenomorph are fantastically detailed, glistening with slimy menace.

There are lots of little nice touches throughout the book such as the “Secondary Objective” of each AR experience being ‘Survival’ (Ha Ha). Many franchise books feel rather forced, but bearing in mind the ambition behind this book, browsing through and trying out the AR features feels fresh and genuinely entertaining. If this is the future of books then I can’t wait to see what’s next

Protecting yourself and mankind against this significant and ever-growing threat is the goal.
Study a Xenomorph autopsy, witness an Alien egg hatch in real-time, and see the deadly attacks of a face-hugger first-hand. For new recruits, you will also get to see what the life of a USCM pilot is like, and witness ‘on the scene’ footage of the marines in action, in the form of movie excerpts.
Whether it’s the first day of your USCM training, or you’re a hardened marine veteran, Alien: Augmented Reality Survival Manual is vital to shore up your knowledge of the Xenomorph threat, and ensure your prolonged survival as you travel the stars to protect the United Americas Colonies and interests.

The book packs in a lot of detail for fans of the franchise and author Owen Williams, a veteran film journalist and Alien fan, makes sure the tone and feel fits the brand. Retailing for a very reasonable £25 here in the UK this book is a statement of intent from Carlton that publishing needs to evolve and embrace technology. Development on a publication and paired app project like this might be a big investment but we need more bold moves such as this from publishers to make sure books and print are not left behind in the new media revolution. Hats off Carlton, a splendid success!
